Since 1 May 2026, the Renters' Rights Act has reshaped lettings: Section 21 'no-fault' evictions are gone and every tenancy is now a periodic assured tenancy. Since December 2025, councils can inspect properties, demand your documents, and issue civil penalties of up to £40,000. Enforcement is no longer theoretical — and the agencies that cope best are the ones that can prove, on demand, that maintenance and safety issues were handled properly and on time. This is the part nobody else does. When a compliance job is completed, ClearKey reads the new certificate — pulling the issue and expiry dates straight off the document — files it, lodges it against the right property in your dashboard, and resets the expiry clock. The property flips back to green on its own. No one re-types a date, and no renewal quietly slips through because someone forgot to update a row.

What a job actually costs
- •A menu job → the fixed price you saw before you booked, plus materials at cost + 20%. Nothing else.
- •A job that isn't on the menu, done within the first 30 minutes → just the £95 call-out (plus any materials).
- •A 90-minute job off the menu → £95 + two 30-minute blocks at the trade rate (a partial block rounds up). Inner London adds £20 per attendance; a same-day emergency adds £45.
- •You always know the floor — £95 — and the ceiling: time-and-materials jobs are capped at an approval limit you set (£250 by default, anywhere from £50 to £2,000). Every block is itemised on your weekly invoice.
